
As part of the circuit development
projects, Karnataka State Industrial
Investment and Development Corporation
Ltd had appointed Jones Lang
LaSalle Meghraj as consultant to carry
out a 'project identification study' to
identify destinations for developing
tourism infrastructure projects based
on demand assessment, gap analysis
and preliminary feasibility.
The preliminary viability assessment
has already been done as per the JLLM
findings and the entire list of identified
projects is found to be viable. IL&FSIDC
Ltd has overseen the consultant's
study and viability assessment.
The state tourism department has
invited RfP for two such projects to be
developed in PPP mode.
The first project is an 18-hole international
golf course to be developed in
Mangalore, Dakshina Kannada. The
government has earmarked 135 acres
of sea-facing land. The state committee
for coastal regulation zone has recommended
the project to the Ministry of
Environment and Forests for approval.

Infrastructure Development Corporation
Ltd, said, "Golf course is an environment-
friendly development and
helps in conserving nature while the
sporting needs are catered to. The proposed
project is envisaged to be unique
with the Arabian Sea front on one side.
The golf course is expected to have
large footfalls from golfers from India
and rest of the world."
The project is estimated to cost Rs.108
crore which would be financed by a private
player and implemented in two
years. It will come with a 30-year lease
term and automatic renewal for another
30 years.
The other RfP is for the development
of tourism facilities on three acres at
Jog Falls and will afford a view of the
famed waterfall at Kargal village in
Shimoga district. The lease for this
project is 30 years, excluding construction
period of two years. The
scope includes budget hotel with a
minimum of 35 rooms, and food court
and restaurant with minimum 50-seat
capacity. The project is estimated to
cost Rs.17 crore.
