Chennai-based Rattha Group, which was founded in 1992 and has interests in exports, infrastructure and hospitality, is venturing into special economic zones. The company recently announced plans to develop a major IT SEZ at Porur, in the key suburban locality of Ayyapanthangal, in Chennai. Estra IT SEZ, as it is called, will be built at an estimated cost of Rs 1,750 crore.
Rattha's first IT special economic zone project in India will take its property portfolio in Chennai to 6.5 million sq. ft. The group already has IT parks - Tek Towers, Tek Meadows and Tek Heights - along the IT corridor in the Tamil Nadu capital.
Spread over four blocks, Estra IT SEZ will create 4.5 million sq. ft of business space with employment opportunities for over 50,000 professionals. Block I comprising 11 lakh sq. ft will be ready for occupation by December 2009. The master planning for the SEZ is being done by world-renowned architects HOK of USA. The entire project is scheduled for completion by 2012.

Estra IT SEZ will be spread across 26 acres of land in the midst of a well-developed residential area. The SEZ will be a multi-tenanted green building that will offer a fully-integrated business and management environment complete with lifestyle amenities including 24-hour backup power supply, spacious fine dining restaurants, retail outlets and other recreation areas such as a state-of-the-art gymnasium, multi-storey car parking for over 15,000 cars and a 100-room
service hotel.
According to C. Velan, CEO, Infrastructure Division, "We strive to provide world class infrastructure to our clients by offering energy efficient buildings. We aim to achieve platinum level of green building certification for Estra SEZ project."
