Welspun One, a rapidly expanding logistics and industrial real estate manager in India, has achieved a notable milestone by partnering with the World Trade Centres Association (WTCA) to introduce the World Trade Centre (WTC) Thane. As a licensee of the renowned WTC brand, Welspun One will develop an innovative mixed-use facility combining an Urban Distribution Centre (UDC), retail spaces, offices, food and beverage outlets, and an experience centre under a single roof. With an investment of ₹800 crore ($103 million), the project will feature India’s first and tallest Grade A platinum-rated UDC, addressing the growing need for micro-fulfilment centres and just-in-time delivery solutions within the Mumbai Metropolitan Region (MMR).
Strategically located in Thane’s Wagle Estate, a prominent business district, the project will leverage Thane’s rapid economic growth and excellent connectivity, including proximity to the Eastern and Western Express Highways. Major infrastructure developments, such as the Thane-Borivali and Goregaon-Mulund tunnels, will enhance the city’s connectivity, further boosting the project’s strategic value. WTC Thane aims to serve 50 percent of Thane’s households within 30 minutes and support approximately 10 million square feet of commercial spaces, establishing itself as a key hub for supply chain management, retail distribution, and business operations.
This collaboration with the WTCA represents a significant achievement for Welspun One, bringing global prestige and advanced capabilities to a UDC in India. The WTCA, recognized for its 300 properties across nearly 100 countries, symbolizes excellence and economic advancement. By aligning with the WTCA network, WTC Thane will become a unique mixed-use facility, driving innovation in managing e-commerce, retail, and office functions under one roof. The facility’s design takes inspiration from leading logistics hubs such as Higashi Ogishima DC in Japan, Solaris Centre in Singapore, and Goodman Interlink in Hong Kong, addressing India’s evolving urban requirements with sustainability and efficiency.
The 14-level facility spans 1 million square feet, with floor-to-floor heights of 4.2 to 4.5 meters. The lower levels will house retail and F&B spaces, while upper floors will feature Grade A offices and experience centres. The adjacent UDC, built to withstand a 1-ton-per-square-meter floor load, includes wide driveways, advanced docking stations, drone delivery capabilities, and ramps for vertical access. These features aim to improve productivity, reduce truck turnaround times, and address conventional issues like compliance and pilferage. Demonstrating strong market demand, three floors have already been pre-leased, and 35 percent of the project is in the advanced leasing pipeline. Rental prices currently start at Rs 135 per square foot for warehousing and Rs145 per square foot for office spaces, with further increases expected during construction.

WTC Thane joins Welspun One’s transformative project portfolio, which includes the JNPA SEZ project in Navi Mumbai. Together, these initiatives solidify the company’s leadership in India’s industrial real estate sector by delivering cutting-edge solutions for a rapidly evolving market.
