Punjab-based developer GB Realty plans to invest Rs 2,400–2,500 crore in a luxury residential project on Airport Road in Mohali, in collaboration with global luxury watch and jewellery brand Jacob & Co. The development marks the company’s entry into the branded residences segment.
The project will be developed on a nine-acre land parcel acquired by GB Realty through an auction conducted by a local authority. It will comprise five residential towers, including two named after Bollywood actor Salman Khan.
According to Gurinder Bhatti, founder and managing director of GB Realty, the planned investment includes more than ₹1,000 crore towards land acquisition. The project will be marketed as Salman Khan Residences, designed by Jacob & Co. and developed by GB Realty.
The developer is positioning the project as Punjab’s first branded residences development, targeting the luxury and ultra-luxury housing market across the Chandigarh–Mohali–Panchkula region.
The collaboration will combine Jacob & Co.’s luxury design identity with GB Realty’s real estate development expertise. Branded residences typically differentiate themselves through brand-led design, amenities and services, although their appeal to buyers depends on pricing, location and the specific terms of the brand association.
The project forms part of GB Realty’s broader expansion strategy. The company plans to invest more than Rs 5,000 crore over the next three years as it enters new real estate segments and markets. Over five years, it aims to increase cumulative investments to approximately Rs 10,000 crore, including around Rs 3,500 crore earmarked for luxury and ultra-luxury residential developments.
Founded by Jacob Arabo, Jacob & Co. is internationally recognised for its luxury watches and high-end jewellery. Its association with the Mohali development reflects the growing interest among Indian real estate developers in branded residential projects aimed at affluent homebuyers.
